其实,在房地产行业内的两大重要要素——土地和资本的使用上,都存在公地悲剧的现象。土地是国有的,农民也不过是暂住,谁有本事就可以征;银行也是国有的,大多数行长也只是摆设,谁有本事就可以拿到贷款。如此一来,房地产这个行业不疯掉才怪。首先,我国房地产业经历了从无到有的过程,以前房产不允许市场流通,只是国家分配,突然间变为只能在市场流通,以补偿几十年的压抑。似乎近年来中国房地产市场近乎疯狂的发展过程,就是这个压抑释放的过程。二是投资渠道不畅。老百姓手中拿着钱不敢集合投资可投资的实业(资本市场),储蓄利率又人为被压低。买房吧,毕竟看得见而且钥匙在手。如果股市像国外那样,一块钱买个蓝筹或者公用事业股,每年还有一毛左右的分红,谁还去炒房呀。 (学经济家万科网友)
