针对房地产价格的分析,本文建立了基于Bootstrap估计的面板数据分位数回归模型,主要利用面板数据避免共线性问题、Bootstrap方法的小样本性质和分位数回归模型的稳健性,模型得到了很好的解释效果。得出结论有:随着房价的提高,恩格尔系数对房价的弹性变化最为明显,但是人均GDP增幅变化不显著,人均收入的提高对房价的改变微不足道,单靠提高工资难以解决消费者购房问题。
According to the analysis of real estate prices, this paper establishes a panel data quantile regression model based on Bootstrap estimation. The panel data is mainly used to avoid the collinearity problem, the small sample size of Bootstrap method and the quantile regression model. The model is very good Good interpretation of the effect. The conclusion is that with the increase of house price, the Engel coefficient has the most obvious change to house price elasticity, but the increase of per capita GDP does not change insignificantly. The increase of per capita income is insignificant to house price change.
