我国的房地产开发企业多数是从建筑企业转化而来。房地产类上市公司于1993年国家宏观调控以前进入房地产领域,1992年出现的房地产热中,有些企业患上了发育不良症。其症状主要表现在: 1.经营粗放,规模过小。房地产业是资金密集型行业,应具有相当的规模和雄厚的实力。我国房地产企业却普遍存在数量大、规模小、经营差的特点。
Most of China’s real estate development enterprises are transformed from construction enterprises. Real estate listed companies entered the real estate field in 1993 before the state macroeconomic regulation and control. In the heat of real estate in 1992, some enterprises suffered from stunting. The symptoms are mainly manifested in: 1. Extensive management, the scale is too small. Real estate is a capital-intensive industry, should have a considerable size and solid strength. China’s real estate enterprises are generally large number, small size, poor management characteristics.
