房地产估价就是专业估价人员根据估价目的,遵循估价原则,按照估价程序,选用适宜的方法,并在综合分析影响房地产价格因素的基础上,对房地产在估价时点的客观合理价格或价值进行估算和判定的活动。笔者认为,在商业银行内部配备既懂金融业务又有房地产估价专业知识和技能的贷款审查人员既是防范房地产信贷风险的实际工作需要,也是与国际金融接轨当务之急。下面,笔者就此谈几点想法。
