高层建筑占地分摊是个众所周知的难题,目前国内尚无定论.现有一个设想,供业内人士参考.基于建筑物一旦建成其层数相对固定的事实,我设想先将该建筑物占地总面积按份额分摊到各层,然后将该层分摊的占地份额再平均分摊到单位建筑面积平方米.如此不同层次、不同面积的产权人就可分摊到相应的占地份额及面积.具体方法如下:
