随着房价的日益增长,以及人们对房屋的大量需求,已有的现房已经远远不能够满足,所以商品房预售情况便应运而生。但是这种新型的售房方式无论在施行还是在政策的制定中,均存在诸多的不足;不仅需要对预售施行办法进一步规范化、完善化,也需要我们建立相应的监督机制来加以控制。本文从我国当前的商品房预售情况出发,根据几个典型省份出台的相关政策分析对于开发商收取的预售款的监管机制。
With the increasing price and the huge demand for housing, the existing existing houses are far from satisfied. Therefore, the pre-sale of commercial houses came into being. However, this new way of selling houses has many deficiencies both in its implementation and in the formulation of policies. It not only requires further standardization and perfection of measures for pre-sale but also requires us to establish a corresponding monitoring mechanism to control it. Based on the current situation of pre-sale of commercial housing in our country, this paper analyzes the regulatory mechanism of pre-sale payment received by developers according to the relevant policies promulgated by several typical provinces.
