2004中国(四川)第二届房地产形势报告会上,几位经济学家均对房地产整体性过热、存在泡沫的说法予以否定。与会一些专家和房地产业内人士均表示,我国房价继续上涨不可避免。可以说,这是从央行加息以来,第一次有组织地否定房地产存在泡沫和公开鼓吹我国房价将会继续上涨的论调。笔者对一直鼓吹房价上涨不可避免论者进行了分析。大概有这样一些人:一是房屋中介组织和人员。一次,笔者路过某个房屋中介所,看到里面人头攒动,顺便进去看热闹。一个经纪人正在滔滔不绝地宣扬房价将会继续上涨,现在不买房,将来就买不起。买房是最好的保值增值,比钱存银行好几百倍,使听者中没房的马上就想买,有房的, 还想再买一套。二是房地产开发商。这类人员的关于房价上涨不可避免论已经屡屡见诸于报端。三是一些经济学家。这些经济学家极力鼓吹房价上涨不可避免论,或许出于对市场情况的真实分析而得出的结论,也不否认,存在替某个阶层代言的可能。
