本文根据房地产泡沫的测度指标,运用因子分析法构建了测度房地产泡沫存在程度的模型,并运用该模型对深圳市宝安区房地产泡沫是否存在进行了实证分析,结果表明:宝安区2001-2010年房地产泡沫值受国家调控影响较大,房地产市场整体运行平稳。在此基础上,本文提出了稳定房地产市场发展的建议,要建立土地供应量略过于需求量的土地供应市场;形成以银行发放贷款为主的多元房地产投资体系;改革土地空置税,增加房地产市场的供应量。
This paper constructs a model to measure the existence of real estate bubble according to the measurement index of real estate bubble, and uses the model to analyze the existence of real estate bubble in Bao’an District of Shenzhen City.
