房地产业是国民经济的主导产业和支柱产业,因其产业本身需要很大的融资量,且其前向关联和后向关联的强度很高,这些特点使其对国民经济产生较大的影响,而房地产业发展存在有规律的周期波动现象,但中外学者大多都对房地产业的周期波动做了总体的分析,却对其现阶段所处的具体阶段鲜有人对其进行研究分析。本文选取了2005-2014近10年的房地产业中的本年实际到位资金、本年房屋新开工面积、商品房销售面积以及商品房平均销售价格这四个统计指标数据,并对其进行具体分析,以此得出房地产业现阶段正处于周期波动中的扩张阶段。

However, most scholars in China and abroad have made an overall analysis of the cyclical fluctuations in the real estate industry. However, few people study and analyze the cyclical fluctuations in the real estate industry at this stage. This article selects the statistical data of four real estate funds in real estate industry, real estate newly started this year, the sales area of commercial buildings and the average sales price of commercial buildings in the real estate industry in 2005-2014 for the past ten years and analyzes them in detail This concludes that the real estate industry is in an expansion phase of cyclical fluctuations.
