近十年来,中国房地产市场发展迅速,呈现出过度繁荣现象。大部分地区的房产价格都有了较大幅度的提高,该现象引起了房产界与理论界的激烈争辩,原因很多。在本文中,我简要从金融支持的角度对于房地产市场过热的原因进行分析,关键在于住房抵押贷款的实行,商业银行追求利润的动力,以及近年来中国实际经济现象造成的客观原因。
In the recent decade, the real estate market in China has been developing rapidly, showing an over-prosperity phenomenon. Real estate prices in most areas have been more substantial increase, the phenomenon has aroused heated debate between the real estate industry and theorists for many reasons. In this article, I briefly analyze the reasons for overheating of the real estate market from the perspective of financial support. The key lies in the implementation of the mortgage loan, the motive force of commercial banks to pursue profits, and the objective reasons caused by the actual economic phenomenon in China in recent years.
