为了研究土地价格上涨对实体经济的影响并解决上述问题,本文从一个后发经济体的经济发展路径入手,分析资本积累对中国房地产价格的影响,得到发散的房屋和土地价格对劳动力成本、资本成本都存在正的影响的结果,并证明“把价格者得的土地拍卖制度改为归还政府房屋面积比例最大者获得土地,政府把随机抽取的房屋用于出租”的创新土地出让制度可以为激活货币存量支持实体经济并升级产业提供可能。
