一、江苏省房地产市场形势分析 自去年以来江苏省房地产市场具体有以下几个特点: 1.房地产市场继续保持供求两旺,2002年江苏省房地产开发544.7亿元,与上年相比增长31.5%。高出全国平均水平9.6个百分点。今年上半年,全省房地产开发投资高达330.51亿元,比去年同期增长61.99%,其中住宅开发投资为241.02亿元,占73%,比去年同期增长56.40%。商品房销售面积为744.94万平方米,比去年同期增长14.31%,其中住宅销售面积为651.40万平方米,占87%,比去年同期增长11.05%。商品房销售额达162.59亿元,比去年同期增长28.49%,其中住宅销售额为132.64亿元,比去年同期增长24.80%。全省商品房空置面积为465.46万平方米,比去年同期下降29.15%。因此,江苏省商品房的投资和销售仍然呈现持续、快速增长的态势。

Commercial housing sales reached 16.259 billion yuan, an increase of 28.49% over the same period of last year, of which residential sales of 13.264 billion yuan, an increase of 24.80% over the same period last year. The vacancy area of commercial housing in the whole province was 4.6546 million square meters, a drop of 29.15% over the same period of last year. Therefore, the investment and sales of commercial housing in Jiangsu Province are still showing a sustained and rapid growth.
