据调查,目前杭州市场的主流需求是房价范围在5000—7000元/m2的房子,如果按100-120m2/套的主流需求面积算,总价为60万-80万的房子是大多数老百姓比较能接受的。此次,我们在杭州范围内搜索房价在5000—7000元/m2的住宅,共计50个左右,不包括很多下半年要开盘,但房价还难以准确预测的楼盘。从分布情况看,这些楼盘集中在萧山、滨江、三墩、勾庄、闲林、良渚、下沙、临平以及城北等几大次中心地区,尤以萧山、闲林以及下沙为主要供应区域。这些地区与主城区交通距离普遍在半小时车程左右。●萧山今年开始供应量激增,在开发楼盘就达40余个,主要分布于CBD新区、城南老城区、北部经济开发区、湘湖闻堰以及周边乡镇。目前公寓价格多集中在6000-7000元/m2,其中有部分定位高端的楼盘价格已经突破7000元/m2。萧山目前基础设施投入不断增大,配套日益完善,居住性很强,而且与杭州主城区交通接近(25分钟车程距离),因此萧山楼盘除了继续供应本地人之外,将会吸引更多杭州人关注。●闲林由于快速干道建设加快以及翡翠城的进驻,闲林公寓房价从去年下半年4000元/m2左右一下拉升到现在的5500-6000元/m2,价格涨幅相当快,比如目前在销售的盛世嘉园5600元/平方米等。即使价格涨幅快,配套不足依旧是闲林板块的主要问题。●滨江滨江?
