在城市房屋拆迁估价中,要根据不同的补偿方式确定估价对象。实行货币补偿的估价对象为被拆迁房屋,实行产权调换的估价对象分别为被拆迁房屋和所调换的房屋。城市房屋拆迁补偿估价对象的范围是被拆迁房屋及其占用范围内的土地。西安市房屋拆迁评估一般采用基准价格修正方法,该方法实质上是成本法。运用基准价格修正方法评估被拆迁房屋的补偿价格时,对划拨建设用地使用权的补偿没有考虑房地产市场状况的变化。
