合作建房,是一种由一群有合作建房理念的自然人,在法律许可范围内,自筹资金建(买)房并自主管理的一种自我消费模式。合作建房在国际上已有近200年的历史,有80多个国家采用了这种模式。我国各地一直都有小规模的合作建房,较大规模的是2005年重庆合作建房组织成功获得便宜20%的住房。2006年11月,温州市合作建房组织260户成功拿到了一块地,估算建成后房价为每平方米5300元,而周边商品房已经在每平方米12000元以上。同年12月,深圳市合作建房组织82户成功拍到了两栋楼,每平方米才1500元,根据当地估算可以卖到每平方米6000元。广州也成功拍到了一些比同地段商品房便宜20%以上的住房。
Cooperative housing construction is a kind of self-consumption pattern that is managed by a group of natural persons who have the idea of building a house with co-operation and building their own funds within the scope of the law. Cooperative housing has been built in the world for nearly 200 years and has been adopted by more than 80 countries. There have been small-scale cooperative housing projects all over China. On a larger scale, the successful cooperative housing construction organization in Chongqing in 2005 successfully obtained 20% cheaper housing. In November 2006, Wenzhou City, cooperative housing construction organization 260 successfully got a piece of land, estimated after the completion of the price of 5300 yuan per square meter, while the surrounding commercial housing has more than 12,000 yuan per square meter.
