近年来,房地产价格指数已经成为人们分析房地产市场现状,预测未来发展趋势的重要指标。然而目前中国各个机构的房地产指数经常互相矛盾,且很难准确反映房地产市场价格的走向。重复销售法解决了房地产指数编制的关键问题——保证样本同质性问题,是国际上流行的指数编制方法。重复销售房地产价格指数的构造过程包括建立计量经济模型、考虑时间间隔因素、模型的详细资料描述、指数的构造等四步。
In recent years, the real estate price index has become an important index for people to analyze the status quo of the real estate market and predict the future development trend. However, at present, the real estate indices of various agencies in China are often contradictory to each other and it is difficult to accurately reflect the real estate market price trend. Repetitive sales method to solve the key issues in the preparation of the real estate index - to ensure sample homogeneity, is an internationally popular index preparation. The construction process of repeated sales real estate price index includes four steps: establishing econometric model, considering time interval factor, detailed description of model and index construction.
