百年商业1891年,清廷谕旨将登州镇总兵衙门(相当于今省军区)移置青岛口,现将这一年做为青岛建置之始。从这一年开始青岛口由商港又成为军港,由于四营军队的进驻,青岛口人口也剧增。总兵衙门的建筑相当于当时一般的县衙门,青岛的商业规模也相当于一般的县城。现存的一本胡存约写的《海云堂随记》中有详细记载:丁酉(1897)三月十四日晚,商董首事集议本口,禀县商铺数目,除新近由即墨、平度、金口、海阳来此赁屋暂营者六家外,计车马旅店九,洪炉一,成衣、估衣、剃发三,油坊、磨坊、染坊六,杂货,竹席、瓷器店铺七,药铺二,当铺一,织网、麻草、油篓、木材八,肉鱼盐铺行六,鞋铺、皮货各一,纱布绸店、广洋杂货店三,酒馆、饭铺九,酱园、豆腐坊各一,糕店茶食三,计65家。可以看到当时青岛的商业行业齐全,数量很多。这一年11月,德国出兵侵占青岛一带,次年与清政府签订《胶澳租借条约》,将胶州湾周围划为胶澳租借地。1899年将租借地“市区”称为青岛。市区内分两部分,欧美人居住的青岛区和中国人居住的鲍岛区,德国及西欧商贸在青岛开设,以进出口贸易的洋行为代表,零售商业由于西欧人口少,并不多,鲍岛区的中国商业逐年发展。1914年,日本占据青岛后,大批日本人跨海移居青岛,迅速达两万多人,在上海路至铁路之间建立供日本人居住,商业的日本区,当
