中凯城市之光住宅区(一期)位于上海市静安区。基地东临成都北路、西傍青海路、南靠大沽路、北至威海路,由4幢楼的10个单元组成,总建筑面积64302m~2,容积率2.99,其中住宅建筑面积56993m~2,公建建筑面积5472m~2,保留建筑面积1837m~2。住宅区设有会所、商业用房等。基地保留了原威海路第二幼儿园等2幢建筑。另外,沿大沽路原中共一大会址处,拟保留原建筑外墙,并在原址建造纪念碑。该项目建设单位为上海中凯置业有限公司,设计单位为上海爱建建筑设计院。
Zhongkai City Light Residential Area (Phase I) is located in Jing’an District, Shanghai. The base is adjacent to Chengdu North Road in the east, Qinghai Road in the west, Dagu Road in the south and Weihai Road in the north. It consists of 10 units of 4 buildings with a total construction area of 64302m2 and a floor area ratio of 2.99, of which 56993m ~ 2, Public building area 5472m ~ 2, retaining building area 1837m ~ 2. Residential area with clubs, commercial buildings and so on. Base retains the original Weihai Road, the second kindergarten, two buildings. In addition, along the former main assembly site of the Dagu Road, it is planned to retain the original façade and build a monument at the site. The construction unit of the project is Shanghai Zhongkai Real Estate Co., Ltd. The design unit is Shanghai Aijian Architectural Design Institute.
