中国的房地产业继续在迅猛发展,而商业地产开发作为一个新兴产业异军突起。商业地产开发有其行业特殊性,其专业化特性和新的商业模式以及对城市的影响等等问题均有待进一步探讨。为此,我们选择“城市商业”为本期主题。在回顾商业的历史、总结商业演变过程和展望商业的前景时,发现商业与城市的关系是如此紧密,以至于我们可以说城市的形成与发展往往是在商业的催生下完成的。商业已渗透到城市生活的各个角落,从古代的集、市,到近代的百货店,现代的购物中心、超市、大卖场、步行街、便利店等,都成为城市活力,特征和魅力的象征。随着现代城市商业全新的理念介入城市生活,超市与便利店等新兴业态颠覆了百货商店等传统业态和人们的生活方式与服务通道,城市商业场所也彻底改变了人们的消费模式。商业不再仅仅是商品实物的买卖,而是需求与满足的交换。而且商业似乎越来越成为城市生长的催化剂和城市社会生活与文化科技的显示器。虽然商业普遍存在并不断演化,但在城市这特定的语境和坐标下探析它会更有意思。 China’s real estate industry continues to grow rapidly, while commercial real estate development as a new emerging industry. Commercial real estate development has its own particularity of the industry, its specialization and new business models and the impact on the city and so on are subject to further study. To this end, we choose “City Business” as the current theme. In reviewing the history of commerce, summarizing the business evolution and looking forward to the future of commerce, we found that the relationship between commerce and the city is so close that we can say that the formation and development of cities are often done under commercial birth. Business has permeated every corner of urban life, from ancient collections and cities to modern department stores, modern shopping centers, supermarkets, supermarkets, pedestrian streets and convenience stores, all of which have become symbols of city vitality, character and charm. With the brand-new concept of modern city commercial intervening in urban life, emerging industries such as supermarkets and convenience stores have subverted the traditional formats of department stores and people’s lifestyles and service channels, and urban commercial places have completely changed people’s consumption patterns.
