商品房预售制度应该停止实施

我国的商品房预售制度源于房地产业刚刚恢复与兴起的年代。鉴于房地产业自身的资金密集性及当时我国的房地产业刚刚萌芽,行业初始诞生时在项目融资上存在的具体困难,为了支持和帮扶这一新兴行业,从香港引进了商品房预售制度,即在商品房尚未建成之前,就允许其进入市场进行交易。这就是人们俗称的“售楼花”。商品房预售制度的实行,对于我国房地产业的快速发展起到了巨大的促进作用。但是,事实证明,商品房预售制度的推行,也带来了一系列负面的影响,严重影响着市场经济的稳定,制约着房地产业的健康发展。现在应该考虑停止实施这一制度了。 China’s real estate pre-sale system from the real estate industry has just recovered and the rise of the era. It is time to consider the cessation of the system.
