在民用建筑市场快速发展的今天,伴随着地下空间的综合开发和利用,建筑布局日益呈现复杂化、多元化,以成片地下空间开发为纽带的住宅区、建筑综合体呈现常态化发展态势,传统意义上的建筑场地“七通一平”由于是在未考虑场地建筑布局和竖向布置的情况下,按各地块四周市政道路竖向进行的场地填、挖平整,不仅对自然地貌进行了扰动和破坏,不利于因地制宜的进行建筑布局,而且宜造成后续建筑二次土(石)方填、挖,增加了土(石)方工程量和投资。故对于土地一级开发来说,做好“七通”即可,“一平”留待各地块二级开发时结合具体建筑布局,按照建筑、场地设计一体化设计统筹考虑,根据建筑布局,尽可能保护利用现有地形、地貌,避免简单的高填深挖,实现场地、建筑的土(石)方填、挖一次到位,实现建筑与土地的和谐共生。
