改革和房地产市场发展中存在的问题仍然突出。可以看出人们还没有完全掌握住房市场和价格变化的规律,一些房价调控政策具有明显的短期行为效应,房价越调越高,使得政府解决住房问题难度加大。到底是地价决定房价,还是房价影响地价,我用区域经济学的理论,分区位一线城市、二线城市、三线城市,借助供求曲线和竞价线,对此进行了分析。
The problems in reform and real estate market development remain outstanding. It can be seen that people have not fully mastered the laws of the housing market and price changes. Some house price control policies have obvious short-term behavioral effects, and the higher and higher the house prices, making it more and more difficult for the government to solve the housing problem.
