本文首先讨论了影响房地产价格指标的微观因素和宏观因素,对于微观因素利用层次分析法和MATLAB软件做出模型,通过调查得到的等级与调查问卷统计并将其量化得到相应权重。根据查找到的深圳2008年-2010年7月来房子月销售量情况表、深圳居民消费水平(CPI)、全国GDP、深圳房地产开发投资、人均可支配收入等宏观因素,应用多元线性回归和协整检验的方法,进一步定义房地产价格指标。通过以上的分析建立模型分析,并根据预测给予即将在深圳买房的人以一定的购房建议。
This article first discusses the micro-factors and macro-factors that affect the real estate price index, and makes use of AHP and MATLAB software to make a model for the micro-factors, and obtains the corresponding weights by the statistics of the surveyed levels and the questionnaires. Based on the macro-factors such as the monthly sales volume of houses in Shenzhen from 2008 to July 2010, the CPI of Shenzhen, the GDP of the whole country, the real estate development investment in Shenzhen and the disposable income per capita, we used multiple linear regression and co-ordination The whole inspection method to further define the real estate price index. Through the above analysis to establish a model analysis, and based on the forecast given to the upcoming purchase of housing in Shenzhen to a certain purchase recommendations.
