自1998年北京市住宅竣工量首次突破1000万平方米以来,1999年增长50%,并保持了持续高增长,2002年更是达到2190万平方米,其中商品住宅2002年更是高达1926万平方米,创历史新高,分别相当于1997年的2.20倍和4.03倍,居全国前列,相当于欧盟国家年住宅竣工量总和。1998至2002年供给量年均1621万平方米,持续维持在高位水平,预计2003年住宅竣工量达到2383万平方米。很多人开始担心维持高位供给水平,会引起供给过剩和住房空置,从而破坏资本循环,引发危机。
