相较于我国不断提高的住宅地价,工业地价上涨缓慢。本文从工业与住宅用地比价这一相对价格着眼,将比价与城市经济发展水平相挂钩,探究比价和经济增长之间的关系。通过计算2003年—2014年我国35个大中型城市比价与GDP间的相关系数,说明城市经济发展的同时,比价的变动趋势及其成因,并为我国建立工业与居住用地合理比价机制提供参考建议。
Compared to China’s ever-increasing residential land prices, industrial land prices rose slowly. This article from the relative price of industrial and residential land price focus, the price and urban economic development level linked to explore the relationship between parity and economic growth. By calculating the correlation coefficient between the price and the GDP of 35 large and medium-size cities in China from 2003 to 2014, this paper illustrates the trend and cause of the change of the price at the same time of urban economic development and provides reference for establishing the reasonable price mechanism of industrial and residential land in China .
