商品房销售中,对房屋面积应先有个预测,预测须由开发商委托有资质的测绘机构测量。但竣工验收时,则只能由房管部门下属的有资质的测绘部门按统一的测量法规口径进行面积认定,认定的面积为法定的产权登记面积。所以,实测的房屋面积一般不会出现问题。“面积陷阱”大多出现在商品房预售过程中,对于房屋面积,购房者应当对下面四个问题要多加留心。
