“按揭”一词来源于香港地区学者对英美法中 mortgage 的汉译(粤语音译),是发房预售按揭开始在内地流行。达国家和地区广为流行的一种融资购房方式。随着住房的商品化,自20世纪80年代起,与我国香港楼花按揭颇为相似的商品 1985年,中国建设银行深圳市分行发放了首笔个人住房按揭贷款,揭开了深圳市乃至全国个人住房按揭贷款的序幕。随后,各专业银行多有发布有关预售商品房按揭贷款的规定,但是,除交通银行制定有《按揭(楼花、搂宇)贷款管理办法》外,均以抵押形式出现。有些地方或以法规、或以通知等形式作出允许预售商品
