梁小民著名经济学家,北京工商大学教授今年以来,国家出台了一系列针对房地产市场的调控政策,而直到现在国内绝大多数城市迟迟看不到房价的真正下跌。梁小民认为,想要房价出现实质的下跌,可能性非常小。像北京、上海、杭州、深圳这些一线城市的人口基数大,土地资源稀缺,房屋数量非常有限,而实际需求量大,客观上很难实现房价的下跌。
Liang Xiaomin, a famous economist and a professor at Beijing Technology and Business University, has introduced a series of control policies for the real estate market this year. Until now, the vast majority of domestic cities have been unable to see real price declines. Liang Xiaomin believes that it is very unlikely that real estate prices will fall. The first-tier cities like Beijing, Shanghai, Hangzhou, and Shenzhen have large population bases, scarce land resources, and a very limited number of houses. However, the actual demand is large, and it is difficult to objectively realize the decline in house prices.
