经济学家CCTV证券资讯频道首席策略评论许一力:社科院更是发文称,今年中国房价已面临全面失控。那么失控的关键环节出在什么地方呢?是中央政府么?是房地产商么?是银行么?都不是,历来房地产关键的失控环节都在地方政府。我们深切感觉到地方政府对于地产调控的态度实在太重要了。如果地方政府真要动真格降本地房价的话,房价还真是能迅速下降的。看来真正能触动房价的方法还是多着的,比如增加土地供给降地价,行政管制本地的房价,这些都是动房价的真正有效方法,但是各地政府用了么?

If local governments really want to really lower local prices, then prices really can decline rapidly. It seems that there are many ways to really touch the prices.
