房地产行业作为拉动国民经济稳步增长的主导产业,其投资在我国城镇固定资产投资总占比20%,是推动GDP增长的直接力量。涉及房地产资金的来源,占据较大比重的依然是商业银行贷款。政策的出台和经济环境却影响着商业银行房地产贷款的风险。重庆市各个商业银行的房地产信贷在近年来有稳定的发展,但由于楼市房价的波动,信用评级机制的不健全,政策变动等各方面原因,商业银行的房地产贷款风险的发生和防范已成为各个商业银行必须重视的紧要问题。本文结合我国当前房市政策和商业银行贷款政策浅析了当前重庆市商业银行房地产贷款的状况和风险,并且指出政策建议。
As a leading industry that drives the steady growth of the national economy, the real estate industry has a total investment of 20% in urban fixed asset investment in our country and is a direct force in boosting GDP growth. Involved in the source of real estate funds, accounting for a large proportion of the still commercial bank loans. The promulgation of the policy and the economic environment have affected the risk of commercial bank real estate loans. In recent years, real estate credit of all commercial banks in Chongqing has been developing steadily. However, the real estate loan risks of commercial banks have become the causes of the real estate loan risks of various commercial banks due to the fluctuation of housing prices, the imperfect credit rating mechanism and the policy changes. Commercial banks must pay attention to the critical issues. Based on China’s current housing market policy and commercial bank loan policy, this paper analyzes the status and risk of real estate loans of Chongqing Commercial Bank, and points out the policy recommendations.
