所谓按揭贷款是指以贷款所购物作为抵押的一次借款,分期还款的贷款形式。根据中国人民银行颁布的《个人住房贷款管理办法》第十一条:“借款人应和贷款银行制定还本付息计划,贷款期限在一年以上的,按月归还贷款本息”,且给出了个人住房贷款的两种按月归还本息的办法,但是这两种形式的按揭贷款还不能满足各类消费者的需求,本文再介绍一种新的按揭贷款还款法,即增减型还款法。 下面分别给出这三种还款法中,每次还款额、欠款额及利息负担总额的计算公式,计算范例,并分析其利弊,供借款人根据个人的实际情况和贷款银行在双方商议的基础上做出选择。
