某12层框架结构住宅楼,主体封顶且已完成填充墙的砌筑。但在后期的质检过程中发现多个楼层的梁板柱砼强度值明显小于设计值,经现场实测,不满足设计要求。按现有强度经过验算发现,大部分柱子轴压比已接近或甚至有一部分超出了规范限制,并由此导致柱子在配筋上存在不足,需要进行加固和改造。经过评估,最终选择采用在框架中增设剪力墙段,改变结构体系为框架-剪力墙,使之达到结构设计要求并消除安全隐患。
A 12-storey residential building with a main frame and a completed masonry wall. However, in the later period of quality inspection, it was found that the concrete strength of beams and columns with multiple floors was obviously smaller than the designed value. The measured values did not meet the design requirements. According to the existing strength, it has been found through calculation that most of the axial compression ratios of the columns have approached or even partially exceeded the specification limits, and as a result, the columns have insufficient reinforcement and need to be reinforced and rebuilt. After the assessment, the final choice to add in the framework of shear wall segment, change the structure of the system as a framework - shear wall, so as to achieve the structural design requirements and eliminate potential safety problems.
