近年来,我国房地产业对银行的严重依赖及金融机构对房地产业的过度支持,已引起各界广泛的关注,如何提高风险管理能力、预防房地产信贷风险成为我国商业银行面临的重大课题。本文以国内某大型股份制商业银行为例对房地产贷款进行了信用风险压力测试研究,并提出要增强风险意识,树立全面风险管理理念;实行区域差别化压力测试;加强市场监测,做好风险识别和差异化定价;健全风险准备金制度等加强商业银行房地产贷款风险管理的对策。
In recent years, the heavy reliance of banks on real estate in our country and the over-support of real estate by financial institutions have drawn wide attention from all walks of life. How to improve the ability of risk management and prevent real estate credit risks has become a major issue for commercial banks in our country. This paper takes a large joint-stock commercial bank in China as an example to conduct a credit risk stress test research on real estate loans. It also proposes to enhance risk awareness, establish a comprehensive risk management philosophy, implement regional differential stress testing, strengthen market monitoring, Differentiated pricing; improve the risk reserve system and other measures to strengthen real estate loan risk management of commercial banks.
