随着全球金融危机的发展和我国2008年下半年的经济下滑,2008年12月1日的人民币汇率冲击跌停。期间,房地产价格出现了较大幅度的下跌。对比前几年的人民币升值和房地产价格的大涨,明显显示,汇率的波动对房地产价格具有重要影响。尤其是国际“热钱”在汇率剧烈波动中对房地产的投机破坏作用引起人们的担心。本文从汇率对物价的传导机制、供给需求理论、国际投资理财等多视角讨论汇率波动对房地产价格的影响并分析提出相应对策。
With the development of the global financial crisis and the economic downturn in China in the second half of 2008, the RMB exchange rate of December 1, 2008 hit a limit. During the real estate prices showed a more substantial decline. Compared with the appreciation of Renminbi in previous years and the sharp rise of real estate prices, it is obvious that the fluctuation of exchange rate has an important impact on real estate prices. Especially the international “hot money ” in the swift fluctuations of the exchange rate speculation on the real estate destructive cause for concern. This article discusses the impact of exchange rate fluctuations on real estate prices from the perspective of the transmission mechanism of exchange rate to the price, supply demand theory, international investment and financial management, and analyzes and puts forward corresponding countermeasures.
