只有全面地调整与改善当前存在缺陷的个人住房信贷政策,才能够降低商业银行房贷的风险,保证国内房地产市场健康发展。可以说,2009年以来的房地产市场价格快速飚升,住房销售快速增长,基本上是国内银行无限的信贷扩张结果。如果国内银行个人信贷增长与房地产信贷增长的这种格局不改变,国内无论采取何种房地产宏观调控的政策,高房价要得到遏制是不可能的。而遏制高房价就是要从限制银行信贷对个人住房按揭贷款无限扩张入手。在这点上银行管理层看到当前房地产泡沫的问题所在。
