北京市在20世纪80年代末就已经步入老龄化社会,比全国进入老龄化社会早了10年,尤其20世纪90年代以来,人口老龄化程度不断加剧,作为首都,老龄问题即老年人的需求问题和人口老龄化所带来的社会经济问题日益突出,对社会经济发展产生了不容忽视的影响。本文通过分析北京市老年人住宅市场需求状况和特点得到启示:在北京,老年人的住房需求还是有相当规模的,但是老年客户的种类是复杂的。因此开发出符合老年人居住使用的住宅小区,在设计上做到满足市场,引导市场,无疑对开发商而言,这是新政策环境下的新的投资机会,可以为房地产企业开辟新的利润增长点。
