上海易居房地产研究院5月27日发布的《全国35个大中城市房价收入比排行榜》称:房价收入比第一的并不是北京,而是深圳。“房价收入比”是指“房屋总价”与“居民家庭年收入”的比值。房价收入比指标主要用于衡量房价是否处于居民收入能够支撑的合理水平,直接反映出房价水平与广大居民的自住需求相匹配的程度。一般而言,在发达国家,房价收入比超过6就可视为泡沫区。根据我国的实际情况,易居研究院认为我国房价收入比保持在6-7属合理区间。
