Urban rail transit systems, with the concept of subverting the urban agglomeration, change the huge utility of the real estate value of a region, an indisputable fact in the urban planning and real estate development industry. The earliest emerging residential area in China that has benefited from rail transit was once considered to be the Xinzhuang area on the fringe of Shanghai’s urban area. Xinzhuang is located in the southwestern part of downtown Shanghai, outside the Outer Ring Road. Until the early 90s of last century, there was a large amount of farmland in the area before the opening of rail transit. It was once a remote suburban area that relocated households did not want to go to.
