本文对国内经济适用房与房价关系的研究现状进行了述评。首先,通过检阅和甄别1994~2013年发表并被收录于国内三大中文数据库的所有相关文献,确认了27篇文章样本;其次,从期刊分布、作者数量、所属机构、课题资助、文章类型、理论基础、研究方法及结论观点等各个方面对这些文献进行了归纳和分析;再次,对现有研究进行了述评,并总结其中所存在的问题;最后,对本领域学术研究的未来发展提出了建议,一方面,应着重探讨经济适用房对普通商品住宅价格的影响;另一方面,应充分考虑房地产时空差异带来的影响。
This article reviews the research status quo of the relationship between domestic affordable housing and housing prices. First of all, 27 articles were confirmed by reviewing and identifying all the relevant articles published in 1994-2013 and included in the three major Chinese databases in China. Secondly, from the distribution of periodicals, the number of authors, their affiliates, project funding, type of articles, Theoretical basis, research methods and conclusions of viewpoints and other aspects of these documents were summarized and analyzed; again, the existing research was reviewed, and summarize the problems that exist; Finally, the future development of academic research in this area made recommendations , On the one hand, should focus on exploring affordable housing on ordinary commodity housing prices; the other hand, should take full account of the impact of real estate space-time differences.
