随着老龄化程度的不断提高,我国已进入“未富先老”社会局面,但养老机构、养老住宅、养老服务设施等方面的投入还不能满足日益增长的社会养老需要。其中,资金问题成为制约养老项目快速发展的重要瓶颈。为加大对养老项目的投入,有必要更多地利用金融创新,开拓新的融资渠道筹措资金。本文结合我国养老产业及项目投入的现状,探讨REITs融资模式应用于养老项目资金筹措的优势、具体发展模式,并对该模式在我国的发展和运用提出了一些政策建议。
With the continuous improvement of the degree of aging, our country has entered the social situation of “getting old before getting rich”, but the investment in retirement institutions, pension homes and pension service facilities can not meet the growing needs of social aging. Among them, the funding problem has become an important bottleneck restricting the rapid development of pension programs. In order to increase investment in pension programs, it is necessary to make greater use of financial innovations and develop new financing channels to raise funds. Based on the status quo of China’s pension industry and project investment, this paper discusses the advantages and specific development modes of REITs financing mode applied to the financing of pension programs and puts forward some policy suggestions on the development and application of this mode in China.
