在房地产项目二级市场中,由信息不对称引发的开发商和购房者的纠纷越来越多。从购房者的角度出发,通过分析我国房地产项目二级市场的交易现状,识别交易过程中的风险因素和风险指标,并构建了一套风险评价指标体系。用模糊层次分析法确定指标权重,运用灰色聚类进行聚类分析,得出风险评价综合值,判断风险的等级标准。最后运用一个房地产项目的实际案例,证明了模型的实用性和可操作性。
In the secondary market of real estate projects, there are more and more disputes between developers and buyers caused by asymmetric information. From the perspective of home buyers, this paper analyzes the current transaction status of the secondary market of real estate projects in our country, identifies the risk factors and risk indicators during the transaction, and constructs a set of risk evaluation index system. Fuzzy analytic hierarchy process to determine the weight of indicators, the use of gray clustering cluster analysis, the risk assessment of the integrated value, to determine the level of risk standards. Finally, the actual case of a real estate project is used to prove the practicability and operability of the model.
