房地产项目因投资大、周期长、涉及环节多、地域性强、不确定因素多而导致存在大量风险。国内大部分房地产开发企业缺少对项目的系统管理,尤其不重视风险的管理,进而导致房地产项目的盈利能力下降。因此在房地产项目管理中必须对风险充分了解,根据自身情况,估算对风险的承受能力,最大限度的把握和防范风险。本文针对我国房地产开发项目在投资决策、前期准备及项目建设阶段存在的风险,提出了相应的应对措施。
Real estate projects due to large investment, long cycle, involving many areas, strong regional, many uncertainties and lead to a large number of risks. Most of the domestic real estate development enterprises lack of systematic management of the project, in particular, do not attach importance to risk management, thereby leading to the decline in the profitability of real estate projects. Therefore, real estate project management must fully understand the risks, according to their own circumstances, estimate the risk tolerance, to maximize the grasp and prevent risks. In this paper, China’s real estate development projects in the investment decision-making, preparation and project construction phase of the risk, put forward the corresponding countermeasures.
