本文以供求均衡理论为依据,分析了我国房地产市场的去库存进程,提出各城市由于面临的需求、供给曲线不同,因此政策效应不同。具体为,以需求刺激为主的去库存政策虽然能快速扩大需求,短期内实现去库存,但无论在短期还是长期都将带来房地产价格的上涨,对房地产市场发展存在一定的负面影响,提出相关政策建议。
Based on the theory of supply and demand equilibrium, this paper analyzes the process of inventory de-stocking in China’s real estate market, and puts forward the different policy effects due to the different demand curves and different supply curves in different cities. Specifically, although the de-stocking policy based on demand stimulation can rapidly expand demand and achieve inventory depreciation within a short period of time, it will bring about a rise in real estate prices both in the short and long term, which will have a negative impact on the development of the real estate market.
