21世纪以来,尤其是最近几年,随着城市规模的不断扩大,住房需求量持续增加,高房价与高需求成为目前国内城市面临的突出矛盾。在此背景下,由政府出面兴建的保障房,成为关系到普通大众生活的一项民生工程。深圳提出在“十二五”时期新建24万套、总建筑面积约1616万㎡、可容纳超过80万人的保障性住房。届时,将形成廉租住房、公共租赁房、安居型商品房和货币补贴相结合的住房保障体系,深圳市保障性住房与商品住房的建筑面积比率将由目前的26.5%提高到31.5%。
Since the 21st century, especially in recent years, with the continuous expansion of the urban area, the demand for housing has continued to increase, and the high prices and high demand have become the prominent contradictions faced by domestic cities. In this context, the protection of housing constructed by the government has become a livelihood project concerning the general public’s life. Shenzhen proposed that 240,000 new buildings be built during the “Twelfth Five-year” period with a total GFA of 16.16 million square meters and can accommodate more than 800,000 affordable housing. By then, a low-rent housing, public rental housing, affordable housing and monetary subsidies to combine the housing security system, Shenzhen affordable housing and commercial housing construction area ratio from the current 26.5% to 31.5%.
