住房二级市场是相对于一级市场和三级市场而言的，其范围是房屋产权人将一级市场上购买的房产进行再交易，其中也包括已购公房和经济适用住房的再交易，又称二手房交易。由于北京的新建商品房和经济适用住房少有上市再交易的，所以本文提及北京的住房二级市场主要侧重在已购公房的交易市场。
