房地产业曾是拉动广东乃至全国经济增长的龙头产业之一 ,住房制度改革使我们看到了广州市房地产业再次腾飞的曙光。然而 ,传统的住房金融抑制了居民潜在需求的变现 ,如何利用住宅抵押贷款证券化推动住房商品化已是我们面临的重要课题。在调研基础上利用有力的证据 ,论证在广州市开展住房抵押证券化试点的可行性
The real estate industry was once one of the leading industries that drove the economic growth in Guangdong and even the whole country. The reform of the housing system showed us the dawn of soaring real estate in Guangzhou. However, the traditional housing finance inhibits the realization of the potential demand of residents. How to use the mortgage-backed securitization to promote the commercialization of housing is an important issue we face. On the basis of the research, we make use of the strong evidence to prove the feasibility of pilot housing mortgage securitization in Guangzhou
