本文以中部某高校为例,从学生公寓、教师公寓、教师周转住房、已售住房和公用房等侧面,分别介绍了不同的房产管理方法,就学生公寓和教师公寓建设分别提出了银行贷款法和高校建房抵押金法两种融资方法,并对该校房产资源管理进行了成本效益分析。结果表明,该校房产资源平均每平方米建筑面积房租净收益约为20元。全国2442所普通高校若按本文所介绍的方法推广,可获得大约162亿元的房产资源收益。
