房地产和土地是重要的实物资产,也是商业银行最主要的抵押标的,房地产价格的大涨大落,会对包括房地产行业在内的整个实体经济和金融领域产生巨大影响。而2015年以来,房地产企业资金充足、融资成本下行,是导致近期地王频现的直接原因。2016年以来全国房价大幅上涨,各地地王频现。据统计,1~5月,各地共诞生150多个地王,而在上一个“地王年”2013年,全年也不过拍出60幅地王。截至目前,一线城市出现10个总价超过40亿元的总价地王和12个楼面价超过2.5万元/平方米的单价地王;以南京、苏州等为代表的重点二线城市出现29个总价地王和69个单价地王(见表1)。
