房地产业己成为国民经济的支柱产业之一,系统而全面地探讨房地产泡沫形成机制、泡沫检验以及政府如何进行有效调控等具有重要的现实意义。我国房地产市场已经体现出了较高的虚拟经济特性,而传统的房地产泡沫研究,大多是基于房地产的实体经济特性展开,已不能很好地解释房地产市场的实际情况。本文从虚拟经济视角,分析房地产的虚拟经济特性及其泡沫形成机制,并提出了相应的对策建议。
The real estate industry has become one of the pillar industries of the national economy. It is of great practical significance to systematically and comprehensively explore the formation mechanism of the real estate bubble, the bubble test and how the government can effectively regulate it. China’s real estate market has shown a high degree of virtual economic characteristics, and the traditional real estate bubble research, mostly based on the real economy real estate, has failed to explain the actual situation of the real estate market. This paper analyzes the virtual economic characteristics of real estate and its bubble formation mechanism from the perspective of virtual economy and puts forward corresponding countermeasures and suggestions.
