REITs出现于美国上个世纪60年代初期,REIT最吸引之处,是定期的股息收益。目前,中国房地产业开始寻求新的融资途径,房地产基金已开始实质运作,增长最活跃的就是房地产投资信托。但REITs在国内的发展目前还面临很多困难和限制因素。通过发展廉租房投资信托基金具有引导社会资金、解决低收入家庭住房需求、促进房地产存量市场发展、防范金融风险的现实意义。
REITs appeared in the United States in the early 1960s, the most attractive part of REIT, is a regular dividend yield. However, the development of REITs in China is still facing many difficulties and constraints.
